Short Term Rental Agreement
Terms and Conditions: This Short-Term Rental Agreement (the “Agreement”) is made by and between North to South Management (“Broker”) and name of person who directly booked through website (“Guest”) as of the date last set forth in this agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Any reservations are not finalized until payment has been received. Check-in date: As booked on North to South Management website after 3PM ET. Check-out date: As booked on North to South Management website by 10AM ET at a rate of agreed upon terms from North to South Management website (USD) for the stay and $500 as a damage deposit.
Cancellation Policy: Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've deposited. If they cancel between 14 and 30 days before check-in, they'll get back 50%. Otherwise, they won't get a refund. Deposit amount of $500 will be refunded to the guest on the day of the check-out if no damage to the apartment/room after inspected by the Broker.
Property is supplied and fully furnished. Guest agrees not to remove any furnishings, goods, or supplies from the property. Guest agrees to abide by the Rental Rules stated below at all times while at the property and shall cause all members of the rental party and anyone else. Guest permits on the property to abide by the following rules at all times while at the property.
Rental Rules:
1. No animals.
2. Check-in is anytime after 3PM and checkout by 10AM.
3. Do not disrespect the Neighbors.
4. Please follow check-in and out instructions.
5. Do not wash dishes in the bathroom sink.
6. Do not burn candles, incense or any other open flames.
7. Lock the door AT ALL TIMES. We want you and your things to be safe.
8. No parties, events, birthdays, bachelor or bachelorette stays, get-togethers and hangouts.
9. No Smoking/No Vaping or use of marijuana and of ANY substance at anytime anywhere on the property.
10. Do not have more guests than stated in your reservation and no unapproved visitors.
11. No Loud music or disturbances, especially noise past 10PM.
12. If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back
13. We are not responsible or liable for any accidents, injuries or illness that occur while on the premises. We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind
14. FEES: Lost TV remote control will result in a $50 fine
15. FEES: Smoking of any kind will result in a $250 fine
16. FEES: Unapproved Late Check Out fees: Every 30 min after 10 am is an additional $25
17. FEES: Disabling, obstructing, or tampering in any way with any of the safety or security devices, will result in $250 fee for each occurrence and cancellation of the remainder of your reservation without refund
18. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
19. Keep the property and all furnishings in good order.
20. Only use appliances for their intended uses.
21. Housekeeping: There is no daily housekeeping service. While linens, bath towels and hand towels are included in the unit, daily maid service is not included in the rental rate. We do not permit bath towels or linens to be taken from the units.
After booking Guest agrees to sign the rental agreement which will be sent by email and provide ID either through messaging system or email within 24 hours after booking.
